Property Registration Process in Telangana: A Complete Guide

Property registration is a crucial step in legally acquiring ownership of real estate in Telangana. The process involves verifying documents, paying applicable fees, and completing formalities at the Sub-Registrar’s Office. Here’s a complete guide to understanding the property registration process in Telangana.

Step 1: Verify the Property Title | Property Registration Process in Telangana

Before proceeding with registration, ensure that the property has a clear title with no legal disputes. You can verify the title through the following:

  • Encumbrance Certificate (EC)

  • Previous Sale Deeds

  • Approved Layout Plan

  • Property Tax Receipts

Step 2: Determine Stamp Duty & Registration Fees

Stamp duty and registration charges must be paid to the state government. In Telangana, the applicable rates are:

  • Stamp Duty: 4% of the property value

  • Registration Fee: 0.5% of the property value

  • Transfer Duty: 1.5% for urban areas

Step 3: Prepare the Sale Deed

A sale deed is a legal document that transfers property ownership from the seller to the buyer. It must be drafted on stamp paper of the prescribed value and signed by both parties.

Key Details in a Sale Deed:

  • Buyer and Seller details

  • Property description (area, boundaries, survey number)

  • Agreed sale price

  • Payment terms

  • Witness signatures

Step 4: Visit the Sub-Registrar’s Office

The buyer and seller must visit the Sub-Registrar’s Office (SRO) with original documents. Required documents include:

  • Original Sale Deed

  • Encumbrance Certificate

  • Identity proofs (Aadhaar, PAN Card)

  • Passport-sized photographs

  • Payment receipts of stamp duty and registration fees

Step 5: Biometric Verification & Registration

At the SRO, both parties undergo biometric verification (fingerprints and photographs). Once the verification is complete, the property details are recorded, and the Sale Deed is officially registered.

Step 6: Obtain the Encumbrance Certificate & Mutation of Property

After registration, the Encumbrance Certificate (EC) is updated to reflect the new ownership. Additionally, the buyer should apply for mutation of property records in the municipal or revenue department.
